Situated in the heart of downtown, the Fall River TDI District connects the city\u2019s art district to its newly developed waterfront. It comprises a sizable portion of South Main Street, from Anawan St, near the Government Center, down to Union Street, closer to Kennedy Park. View the\u00a0district\u00a0map.<\/p>\n

As an increasingly active and engaging area that\u2019s seeing new development and investment, Fall River\u2019s TDI District has historical and cultural significance as a booming regional powerhouse in Massachusetts\u2019 South Shore. Primarily a commercial and mixed-use corridor, the district has many assets that, when leveraged, can increase positive perceptions of Fall River. Anchor institutions around downtown include the Bristol County Superior Court, the Lizzie Borden B&B, and\u00a0Alexandra\u2019s\u00a0Boutique.<\/p>\n

Initially designated a TDI District from 2018 to 2021,\u00a0Fall River\u00a0<\/strong>received a three-year extension to continue the Fall River TDI Partnership and its focus on downtown. As an increasingly active and engaging area experiencing new development and investment, the Fall River TDI District has historical and cultural significance as a booming regional powerhouse. The Fall River TDI Partnership has cultivated new community and organizational capacity to promote the city, provide small business assistance, and explore strategies to attract and diversify the downtown retail mix. With a heavy emphasis on arts and culture as an economic driver, this three-year extension will be an opportunity to connect the work of TDI to more community partners and focus resources on community-capacity building, downtown management, and retail incubation.<\/p>\n

What is the MassDevelopment Transformative Development Initiative (TDI)?<\/span><\/p>\n

MassDevelopment, the state\u2019s finance and development agency,\u00a0works with businesses, nonprofits, banks, and communities<\/a>\u00a0to stimulate economic growth. It\u2019s Transformative Development Initiative (TDI) is a program for\u00a0Gateway Cities<\/a>* designed to accelerate economic growth within focused districts.<\/p>\n

* The Legislature defines 26 Gateway Cities in the Commonwealth, which are Attleboro, Barnstable, Brockton, Chelsea, Chicopee, Everett, Fall River, Fitchburg, Haverhill, Holyoke, Lawrence, Leominster, Lowell, Lynn, Malden, Methuen, New Bedford, Peabody, Pittsfield, Quincy, Revere, Salem, Springfield, Taunton, Westfield, and Worcester.<\/p>\n

How does TDI work?<\/span><\/p>\n

TDI works to concentrate economic development activities, resources, and investments within designated neighborhood areas, known as \u201cTDI Districts<\/a>,\u201d to create a critical mass of activity that inspires investments by local residents, entrepreneurs, and businesses, as well as additional private development. TDI Districts are mixed-use with a commercial component, compact\u2014with a five minute walking radius or less\u2014and are defined by a walkable, dense physical environment.<\/p>\n
